Fast Start Your Closings
Complete and early information will start your transaction off to a fast start.
- We need a legible, fully executed contract at the time of scheduling. Please include any special stipulations and remember to send us any amendments as they are added.
- We need the following information as soon as possible after scheduling:
a. Full legal description
b. Seller’s name and phone numbers (Cell Phone number is great!)
c. Buyer’s name and phone numbers (Cell Phone number is great!)
d. Agent’s name and phone numbers (Cell Phone number is great!)
e. Provide DA at this time in order to be paid at closing
f. Provide copy of Termite letter in advance and original provided at closing
g. Provide receipt of payment of Termite letter
h. Provide Instructions to Closing Attorney/Commission Agreement - Specify closing attorney in contract as Ferguson McManamy.
- Specify closing date if different than the date in the contract.
- When acting as Selling agent, please provide Ferguson McManamy with the Buyer’s Pre-Closing Information sheet. These will be sent to you by the paralegal handling the closing.
- When acting as Listing agent, please provide Ferguson McManamy with the Sellers Pre Closing information sheet. These will be sent to you by the paralegal handling the closing. Make certain to include Sellers’ Social Security Numbers.
- We need as soon as possible for you to provide us Buyer’s Lender contact information. This should include the Lenders Full Name, the Loan officers name and contact information.
- If using Power of Attorney, please advise as soon as possible. Also, please advise if either party requires a “mail away” or other special circumstance such as an estate or divorce.
- Please provide complete HOA information. Specifically we need:
a. The Name of Association
b. Contact person including phone number - Please provide information for Homeowners Warranty (Receipt of confirmation is sufficient.). If not provided for in the contract, be sure to specify WHO is paying for the warranty.
- Make certain to inform you buyers that we cannot accept personal funds in excess of $5,000. Funds must certified funds from a bank. A check drawn on a brokerage firm account such as Schwab, Merrill Lynch etc is not certified funds. It must be drawn on a bank
