The closing is the crescendo of their efforts. To insure a great last impression, Ferguson McManamy has put procedures in place to identify problems in advance of the closing.

Titles (and surveys if requested) are ordered upon receipt.
Titles and Surveys are reviewed by Title Attorneys upon receipt.
The title attorney immediately seeks resolution of any title or survey problem.
We request fax copies of insurance and termite reports be sent to us for review prior to closing.
Preliminary HUD-1s are prepared prior to closing and sent to all parties.

Our closing attorneys have been closing residential real estate transactions since 1983.
Our attorneys are involved with every file from the moment it comes in the door until the file is closed. This involvement insures that any potential problem is resolved prior to closing.
Each of our conveniently located offices follows the same written procedures.
Our Title Attorneys are experienced closers and are available to step in if closings become backlogged.
We have standardized procedures so that staff can be pulled in from other offices if one office becomes backlogged.

All computers in all offices are linked to a terminal server allowing all files to be accessed from any computer in any office.

All files are imaged after closing and electronic copies can be viewed and printed by authorized users from any computer in any office.

FINISHING THE JOB

We recognize that a long-term relationship between the loan officers, real estate agents, builders and their clients requires that we complete our job after closing. We recognize that our job does not end until all documents are recorded, all documents are disbursed to the lender and all liens and loans paid off at closing are released of record. Ferguson McManamy has a fully staffed post-closing department and procedures in place to assure that each of these tasks is efficiently completed.

File disbursement begins as soon as the loan closes.
All documents are checked for proper execution.
Prior to being sent to record, each recorded document is reviewed by a Title Attorney.
Payoffs are sent via overnight courier.
Upon receipt from the recording office, recorded documents are promptly copied and returned to the proper parties.
Prior to closing any file, all satisfactions must be received. If satisfactions are not returned, a search of the courthouse is performed and files are closed out.
A title attorney must confirm and sign off that all requirements are met prior to a file being closed out and sent to storage. All files are kept a minimum of 7 years.
